Our Services

At the Architect Room the focus is devoted to creating solutions that exceed the aspirations of our clients whilst working rigidly to the client budget. We provide personalised and highly consultative architectural services which value the specific needs of our clients and seek feedback at all levels of the design process to ensure the final outcome is one that our clients are most content with. Working with our clients we hope to share our passion for creative and cost conscious design, this also enables quality assurance to be provided at all levels of the design and build process.

The Initial Consultation

We collaborate from the project’s inception, ensuring a unified approach that fosters confidence in your project. Our primary focus is to deliver time and cost certainty while engaging in a collaborative design process. We can visit your property and carry out a free 1st hour 7pm consultation (Mon-Thu)  to discuss the initial project priorities, budget, timescales, Local Authority consents, restrictions and the design opportunities.

The Project Brief

When progressing a new project the purposes and intentions of the new scheme have to be determined, this forms the project brief. We will review the key priorities of the design; for example: a single storey rear extension with an open plan kichen, dining, living area with direct garden access and southerly views. A further "wish list" of additional items can be prioritised relative to need and budget.

 

Our aim is to pragmatically design innovative spaces which tie seamlessly in thier existing environments whether traditional or modern.

Planning Permission

Upon completion of the project design to your satisfaction we will prepare the planning application documentation and submit it to the Local Authority, dealing with any enquiries that they may have.

 

Please note that in some instances projects are considered "Permitted Development" and planning permission is not required.  In these instances we would assist and review with the local authority as required .

Building Warrant

We will prepare a full set of details and specifications sufficient to make your building warrant submission.

We will also assist you on how to appoint your structural engineer and when appointed we will liaise with them and coordinate all project drawings.

​We will respond to any building control enquires as they arise

Selective Tender

When appointed to carry out the tender portion of the project we will prepare the contract drawings (inc. Door, Window, Rooflight and Room Decoration Schedules) and the Conditions of Contract . We can suggest contractors to be included on the tender list, Issue tenders to contractors for pricing, take delivery of and report on tenders and advise on appointment of contractor.

Rather than a "all-under-one-roof" company where the tender shortlist is basically one. We will tender your project to a handpicked group of local reputable building contractors, ensuring that your build cost has been achieved competitively.

Contract Administration

When appointed as the Contract Administrator; we will arrange, chair and minute the Pre-Contract Meeting, attend fortnightly progress meetings, to ensure that the project build is running to the pre-defined programme, inspecting the works as set out in the building contract. We will advise you when the works are practically complete for handover. We will prepare and submit the local authority Completion Certificate. Ensuring that your project is completed to the highest standards while adhering as closely as possible to the budget and timeline
